When the Holiday Inn was purchased by the Saginaw Chippewa Indian Tribe in July 2007, many structural, electrical and mechanical issues came with the package. Tribal Council realized the facility would have a very limited useful life. They discussed tearing down the facility and reconstructing a new facility in its place in the future. In October 2009, the Migizi Board of Directors hired Thalden-Boyd-Emery Architects and Konwinski Construction to assess the building. The assessment was to define the needs of a planned renovation - a renovation which would bring the property up to competitive standards. The assessment found there were numerous deficiencies within the building which would require millions of dollars to correct. A feasibility study was then done to determine the return on investment of giving a facelift to an old building versus tearing down the old building and building new. Based on the life of the property, Tribal Council and the Migizi Board of Directors felt that it was a better investment to build a brand new hotel. They also decided to add an indoor water park to create a 'true' family destination. This three diamond hotel/water park development will be another attraction which; diversifies the Tribe's business holdings and attracts new gaming patrons to the area. The pictures represent the "rustic contemporary" design of what the Migizi Board of Directors felt would distinguish it as a Saginaw Chippewa Indian Tribe property.
